Questions investors ask
Are these rates guaranteed?
No. They are indicative starting rates for business-purpose loans on investment property, taken from our live pricing the morning we publish. Your exact rate depends on your credit score, leverage, property, experience and the day you lock. You get a written term sheet with your exact rate before you commit to anything.
How do you choose the "starting rate"?
For rental (DSCR) loans it is the lowest rate we can offer at par or better, meaning no discount points to buy it down. For fix and flip and ground-up loans it is the lowest rate available with at most one lender point. Origination points and closing fees are shown on your term sheet.
Why aren't points and fees in the table?
They change with the deal. Showing a single number would mislead you, so we show the rate here and put every point and fee in writing on your term sheet before you commit.
How fast can you close?
With a complete file we can close in as little as 24 hours on many short-term loans. Rental loans typically take a few weeks because of the appraisal. A complete file means a signed term sheet, your contract, ID, credit authorization, two months of bank statements, your track record and, for a flip, the scope of work.
What credit score do I need?
Most programs start at 660 to 680. Rates improve at 720 and 740. If your score is lower, call us; we will tell you honestly what works and what does not.
Which states do you lend in?
Most states. We do not currently lend in Nevada, North Dakota, South Dakota, Vermont, Utah, Oregon, California, North Carolina, Arizona, Idaho and Minnesota.
