Financing for multifamily, mixed-use and commercial deals.
Larger and more complex investment property deserves a conversation, not a form letter. Tell us what you are buying or refinancing and a loan officer will structure it with you.
- Multifamily (5+ units) and mixed-use properties
- Commercial investment property: retail and strip centers, office, warehouse, self-storage, mobile home parks and more
- Loan amounts from $100,000 to $2.5 million
- Purchases, refinances and cash-out refinances
- Close in your LLC or entity
- Documentation options, including bank statements and no-income-verification programs for qualified borrowers
How commercial and multifamily financing works
Larger investment property is underwritten on the property itself: its income, its condition, its location and your plan for it. Terms vary more from deal to deal than with single-family rentals, which is why we start with a conversation about your specific property.
What to have ready
- The property address and type (multifamily, mixed-use, retail, office, warehouse, self-storage and so on)
- Purchase price or current value, and the loan amount you are looking for
- Current rents or income, if the property is operating
- Your plan: purchase, refinance, cash-out, or value-add with renovation
- Your entity and a short summary of your experience
Mixed-use and small multifamily
Properties with apartments above retail, or buildings with a handful of units, are common investment targets. If the property is a rental that is mostly residential, a DSCR loan may fit. If it needs work first, a fix and flip or bridge loan can get you in.
Availability, terms and pricing vary by property, borrower and program. Business-purpose loans only.
