Looking for a hard money loan with no experience? You're not alone. Almost every investor does their first deal without a single completed flip or rental to point to. The good news is that BridgePoint Lending underwrites the deal, the numbers, and your exit plan — not a resume. First-time flippers and first-time builders are welcome on our programs, and we close nationwide in most states.

Can You Really Get a Hard Money Loan With No Experience?

Yes. Hard money and bridge lending was built for investors who need speed and flexibility that banks can't offer, and plenty of first deals get funded every day. What changes without a track record isn't whether you qualify — it's what we ask you to show instead. Experience helps, but it's one factor among several, not a gatekeeper.

What We Look at Instead of a Track Record

When you don't have three closed flips behind you, we weight these items more heavily:

  • Credit and cash position. A clean credit profile and enough liquidity to cover your down payment, reserves, and surprises.
  • The property and the numbers. Purchase price, rehab budget, and after-repair value (ARV) have to make sense on their own.
  • Your exit plan. Sell, refinance into a rental, or pay off a bridge loan — we want to know how the loan gets repaid.
  • Your team. A licensed contractor, a real estate agent, or a property manager who's done this before adds credibility to your file.

Not sure how a project pencils out? Run it through our deal analyzer before you submit anything.

The Deal Does Most of the Qualifying

On strong files, leverage can reach about 90% of purchase price and up to 100% of rehab costs, subject to underwriting. That means a solid deal with real margin can carry a thin resume. This is true whether you're running a single fix and flip loan, a short-term bridge loan, or breaking ground with a ground-up construction loan.

Illustration: You find a property for $150,000 that needs $50,000 in rehab, with an ARV of $280,000. At 90% of purchase and 100% of rehab, we could fund up to $135,000 toward purchase plus $50,000 for rehab — $185,000 total. You'd bring roughly $15,000 plus closing costs to the table instead of financing the whole project yourself. Actual numbers depend on underwriting, credit, and the property.

Rates and Terms You Can Expect

Fix and flip and bridge loans are short-term, typically about 12 months, interest-only, and commonly priced around 9.5% to 12% plus 2 to 3 points. Rates move daily based on credit, leverage, and the property, so the rate and loan estimator or your quote page will always have the real number for your file. Buying a Rental Instead? DSCR Loans Don't Care About Flip History

If your plan is to hold and rent rather than flip, a DSCR rental loan qualifies off the property's cash flow, not your personal income or your flip count. Rates commonly run 6% to 8% depending on credit, leverage, and the property. Plug your numbers into the DSCR calculator and compare against DSCR loan requirements and how to calculate DSCR before you shop for a property.

Mistakes That Cost First-Time Investors Money

  • Underestimating rehab. A thin contingency turns a profitable flip into a breakeven one fast.
  • No reserves. Lenders want to see cushion beyond the down payment — projects rarely go exactly to plan.
  • Weak exit math. If your ARV assumption is optimistic, the loan-to-value math falls apart with it. Check your assumptions with the fix and flip calculator and the guide on what ARV means.
  • Waiting to lock a rate. Rates move daily — the number you saw last week isn't the number you'll get today.

If you're planning your first BRRRR deal rather than a straight flip, read BRRRR method financing before you make an offer.

Scaling Past Your First Deal

Once you've closed a deal or two, many investors move into portfolio loans to finance multiple rentals under one loan, or step up into commercial and multifamily loans for bigger projects. Foreign nationals can also qualify on select programs — talk to our loan officers about what fits your situation. Ask your CPA or attorney about how any of these structures affect your taxes or entity setup.

What to Do Next

A hard money loan with no experience is absolutely doable when the deal and the numbers do the talking. Bring us the property, the budget, and your exit plan, and we'll tell you exactly what you qualify for. Frequently asked questions

Can a first-time investor get a hard money loan with no experience?

Yes. BridgePoint welcomes first-time flippers and first-time builders. We weigh the property, your reserves, and your exit plan heavily when you don't have a track record yet.

Do I need a down payment if I have no flipping experience?

Most flip and bridge loans still require some cash, though leverage can reach about 90% of purchase price and up to 100% of rehab costs on strong files. Your exact down payment depends on underwriting.

Is a DSCR rental loan easier to get without experience than a fix and flip loan?

DSCR loans qualify off the property's rental cash flow rather than your personal income or investing history, which makes them a straightforward option for first-time rental buyers.

What rate should I expect on my first hard money loan?

Fix and flip and bridge loans are commonly priced around 9.5% to 12% plus 2 to 3 points, while DSCR loans typically run 6% to 8%. Rates move daily, so check the estimate page or get a quote for your real number.
